Mount Vernon and Ailey

Mount Vernon is the county seat, where US 221 and US 280 cross about a mile east of the Oconee River. The 1907 courthouse still holds court, and Brewton-Parker, the college, has its main campus here. Ailey shares a city line with it, keeps its city hall in a restored 1904 railroad depot, and is home to Montgomery County Elementary School.

The homes

Most homes are detached houses on generous lots. Mount Vernon and Ailey have older homes on established in-town streets, some of them historic, and newer homes have gone up on the east side, closer to Vidalia. Outside town, expect farmhouses, homes on acreage, farmland, pecan groves and pine timber, plus river tracts near the Altamaha and Oconee.

What to check before you offer

Water and sewer in HiggstonHiggston has no public water or sewer system, so check how any home there gets its water and handles wastewater before you commit.

Inside or outside townOut in the county, have the well and septic checked. In Mount Vernon, Ailey or Uvalda, ask whether the home is on city water and sewer.

Near the Altamaha and OconeeRiver tracts near the Altamaha and Oconee need a close look at flood zones and access before you make an offer.

Farm and timber landOn farmland, look at soil and any existing lease. Pecan groves and pine timber change what a tract is worth, so ask about both.
