What is my home worth
Not an algorithm’s guess off a satellite photo. A number from someone who has been inside the houses yours will be compared to.
No obligation. A valuation is not a listing agreement.

Why the online estimate is usually wrong here
Automated valuations work reasonably well in dense subdivisions where hundreds of near-identical houses have sold recently. They work badly in rural Georgia, where the nearest genuine comparable might be miles away on a different-sized lot with a different outbuilding situation.
The models can’t see that you replaced the roof, that the back two acres flood, or that the house across the road has been for sale for most of a year. A person who works this market every week can. So when you ask “what is my home worth,” the honest answer starts with someone looking at the house.
Six things the algorithm cannot see
Actual condition
Roof age, HVAC, foundation, windows. What a buyer’s inspector is going to find, and price against.
The land
Acreage, road frontage, drainage, outbuildings and timber. Out here, the lot often moves the number more than the house. If your property has real acreage, see how we handle land and acreage.
Real comparables
Not the county average. The specific houses that sold near you, and what was different about them.
What is sitting
Active listings that haven’t moved are as informative as sold ones. They tell you where the ceiling is.
Local demand
Fort Stewart rotations move Hinesville. Vidalia moves on its own schedule. Towns a short drive apart don’t track together.
Timing
What the same house is worth in March versus November, and whether waiting is worth it.
What Is My Home Worth? Three Steps to a Real Answer
You tell us about the house
Share the address, the general condition, and anything you’ve updated, from a new roof to a finished shop out back. It takes a few minutes by phone, text or email.
We See It in Person
Alicia walks the home in person whenever she can. If you’re out of town, photos and a video call work too. This is the part online estimates can’t do, because they never see the house.
You Get a Range and the Reasons
You’ll get a realistic price range, the recent sales in your town that support it, and the few things that could raise it before you list. When you’re ready, our seller’s guide covers pricing, prep and marketing from start to close.
Asked before every closing
How accurate are the online estimates in Southeast Georgia?
They’re a starting point, not an answer. In rural areas with few recent sales, automated estimates can miss by a wide margin in either direction, because they can’t see condition, land or what’s sitting unsold down the road.
Does asking for a valuation commit me to listing?
No. You’ll get the number and the reasoning behind it, and what you do with it is up to you.
Should I fix things before you come out?
No. I’d rather see the house as it is. I’ll tell you which repairs are likely to pay for themselves before you sell, and which ones to skip.
How long does it take?
The instant estimate is immediate. The full review usually takes about a week from our first conversation, depending on when we can get out to the house.
What if I owe more than it is worth?
Still worth finding out. Homes that need work still sell here, and the price depends on what buyers will have to fix and how the rest of the market looks. I’ll give you a range as it stands and a range after the repairs that matter.
Do you value land and acreage too?
Yes. Timber, hunting tracts, farmland and homesites are a big part of what we do. Check the FEMA flood maps if part of your land sits low, and we’ll factor that in along with access, timber and road frontage.
